
Current Projects
By operation of State law, all redevelopment agencies in California were dissolved on February 1, 2012. The Culver City City Council accepted the role of successor agency to wind down the remaining activities of the former Redevelopment Agency, as permitted by state law. The activities listed below, remain as enforceable obligations of the Agency’s successor entities.
Project Sites
Washington National
The project seeks to develop multiple sites in the vicinity of the intersection of Washington and National Boulevards. The project is intended to enhance the area by improving the properties with a combination of neighborhood-serving commercial uses and housing. The project is to be designed as a Transit Oriented Development to complement the future light rail station that is to be constructed on adjacent property owned by the Los Angeles County Metropolitan Transit District (“Metro”).
Washington Centinela
This project will redevelop the two northern corners of Washington Boulevard at Centinela Avenue. The project will enhance the area by constructing a market hall. The market hall will be a place where singular vendors can come together under one roof to sell their products such as purveyors of artisanal cheeses and charcuterie, a bakery, chocolatier and related confections, wine, locally grown produce, specialty coffee, flowers, organic meats, and other high-quality products.
Downtown (Including a 4-Story Commercial Building and Town Plaza Expansion)
The project will redevelop the 9300 Culver Boulevard parking lot into a commercial building and double the size of the existing Town Plaza.
Baldwin Site (12803-12823 West Washington Boulevard)
This project will redevelop the 12800 block of Washington Boulevard between Meier and Moore Streets. On February 4, 2008, the Culver City Redevelopment Agency approved a Disposition and Development Agreement to sell the site to Axis Mundi RE II, LLC to construct a 37,000 square foot commercial building. The Redevelopment Agency’s successor agency remains in escrow to sell the site to Axis Mundi. Development of the site has been delayed by lack of funding and tenants. The developer may ultimately seek to pursue a different product type for this location to be better able to secure the necessary financing to move this project forward.
Tilden Terrace (formerly the Pleasantview Site, 11042-11056 West Washington Boulevard)
The Culver City Redevelopment Agency approved a Disposition and Development Agreement on March 21, 2011, with Tilden Terrace, LP (whose managing general partner is the Los Angeles Housing Partnership) to develop the site as a mixed use building featuring 32 low- and moderate-income residential units, a manager’s unit and 10,700 square feet of commercial space. The project is known as Tilden Terrace. Escrow on the sale of the site closed by March 2012, and the developer expects construction will be completed in 2013. The project represents a major step in furthering the City’s efforts in meeting its obligations toward the Regional Housing Needs Assessment and the Comprehensive Housing Strategy.
Globe Avenue Properties (4044-4068 Globe Avenue)
This property was purchased by the Culver City Redevelopment Agency from Caltrans in 2005. It has been subsequently assigned to the Culver City Housing Authority On January 30, 2012, the Culver City Housing Authority entered into a Disposition and Development Agreement to sell this site to Habitat for Humanity of Greater Los Angeles to develop 10 affordable residential units. Currently, the parties are in escrow. This project is another effort to bring affordable housing to Culver City.
Hayden Tract Spur Parking Lot
The City of Culver City and the Hayden Tract Owners Association (the, “Association”) entered into a Disposition and Development Agreement for the purpose of converting the former MTA railroad spur property into a landscaped, linear parking lot for the use of the owners participating in the Association. Under the Agreement, the City will sell its holdings within the spur to the Association, and a parking lot will be constructed, which will be jointly funded by the City and the Association.
West Washington Area Improvement Program
The West Washington Area Improvement program is targeted on the West Washington Boulevard corridor between Walnut Avenue and Atlantic Avenue surrounding two catalytic redevelopment sites. In addition to property acquisition, increased code enforcement and land planning, four programs were developed to meet these goals: a landscape median project, a commercial rehabilitation façade grant program, a “green zone” energy retrofit incentive program and a graphic identity/banner program.
