IVY STATIONSlide 1c - Ivy Office

Lowe Enterprises Real Estate Group is developing a 5.52 acre Transit Oriented Development in the  Culver City Transit Oriented Development District. The $300 million project provides residential, office, retail, restaurant, and a boutique hotel with a large central open space. The project site is bounded by Washington Boulevard, National Boulevard, and Venice Boulevard and is adjacent to the Expo rail station. Cunningham Group is the project architect and Ehrlich Architects is designing the office component.  THE CULVER STEPS & TOWN PLAZA EXPANSION

Parcel B - Building and Plaza Aerial

The City is collaborating with Hackman Capital Partners, LLC to bring a vibrant office and retail development to “Parcel B” in downtown Culver City near the historic Culver Studios.

The Culver Steps at 9300 Culver Boulevard is a 115,000 square food project that includes ground-level retail, a four-story office building, and a Grand Stair that leads pedestrians up to a restaurant pavilion and landscaped Elevated Plaza perched above the existing Town Plaza.The four-story development will consist of approximately 75,000 square feet of cutting-edge creative office space, 40,000 square feet of vibrant retail and restaurant space, and a 35,000 square foot public plaza destined to become the new central gathering space in Downtown Culver City. 

Retail shops will be strategically located to energize the existing sidewalks and streets and the Grand Stair serves the dual purpose of drawing people to the Elevated Plaza as well as providing amphitheater seating for concerts, performances and outdoor screenings.

Construction is currently underway with completion slated for Spring 2019.

CULVER PUBLIC MARKET &  PARKING STRUCTUREwc culver coner 14 x 24-01

The Culver Public Market Hall Project is a 1.6 acre project located on the two northerly corners of Washington Boulevard at Centinela Avenue. The project is a public market featuring artisanal vendors under one roof to sell their products such specialty cheeses and charcuterie, a bakery, chocolatier and related confections, wine, locally grown produce, specialty coffee, flowers, organic meats, and other high-quality products. The City has selected Regency Centers to develop the project. The project is currently in the entitlement phase.  Construction is anticipated to begin in Spring 2018.

As part of the project, the City will be constructing an adjacent parking structure providing market hall parking as well as extra public parking for the Washington West Business District.

WEST WASHINGTON MIXED USE

The former Baldwin Motel property at 12803/12823 Washington Boulevard has been conveyed to the developer CCMU, LLC pursuant to the Disposition and Development Agreement (DDA) executed in 2008. The 24,000 squarebaldwin web foot property, bounded by Meier Street to the east and Moore Street to the west, will be used to develop a mixed-use project consisting of a ground floor retail component topped by approximately 37 residential apartments (with some affordable housing units)  and a full complement of subterranean and ground-level parking. The Project is in the West Washington Area Improvement Plan Phase I and is currently under construction.

REIMAGINE FOX HILLS reimagine web-01

 

Reimagine Fox Hills Master Plan will transform the existing suburban office park into a creative office district with a new “Main Street” of retail, shops, restaurants, open space, new shared parking opportunities, high speed fiber optic cable infrastructure, bike lanes and enhanced streetscape. Plan development and funding opportunities are currently being explored with commercial property owners in the area.

JAZZ BAKERY

The City is partnering with the Jazz Bakery to develop a new 250-seat theatre, designed by Frank Gehry, on the west side of downtown Culver City adjacent to the Kirk Douglas Theatre. Plans are in the development phase.

WEST WASHINGTON AREA IMPROVEMENT PROGRAM

WestWashingtonThe West Washington Area Improvement Program (AIP), on West Washington Boulevard between Walnut Avenue and Atlantic Avenue incorporates two catalytic redevelopment sites – the Washington Centinela Market Hall and the Baldwin Project. The City has completed three phases of the AIPand will begin working with the businesses on Phase IV in early 2018 on the installation of landscape medians and other improvements to create a more pedestrian friendly environment.
