Presentation of Modified Site Plans for Proposed Commercial Development located at

WHAT:
In 2018, the City Council approved a Disposition and Development agreement for the construction of a 26,800 square foot artisanal marketplace that included a market hall concept, various food retail and restaurant suites and public parking situated on two sites at the northwest and northeast corners of Washington Boulevard and Centinela Avenue. Culver Public Market, LLC, a Regency Centers affiliate, is the Developer and part owner the property (retail component). Although construction of the project commenced in 2019, it was halted in March 2020 when, due to the pandemic, the Developer invoked the Force Majeure clause of the Disposition and Development Agreement (DDA). Since that time, the City and Developer have been actively working to move the project forward relative to current market conditions. The Developer is requesting to proceed with a modified project that reduces the overall project square footage by approximately 13,300 square feet and removes the market hall component. The project would be occupied primarily by food retail and restaurant uses. Outdoor dining and plazas of approximately 9,600 square feet would connect to the public sidewalks and promote pedestrian activity and accessibility to the marketplace. The design will still incorporate materials previously contemplated to give the project a simple, rustic aesthetic, appropriate for its location but also which complements the adjacent residential neighborhood. On-site parking would also be provided via a two story, 122 stall City-owned parking garage that would support the project as well as the surrounding commercial neighborhood.

The purpose of the community meeting is to inform and update the public regarding the modified project and to answer questions and solicit public comment. All members of the public are welcome to attend and participate in the community meeting.
