WHY:       The purpose of the Public Hearing is for the City Council to review and receive public input on the proposed increased density within the mixed-use project.  The City Council will consider the Culver City portion.

CEQA:     On August 24, 2022, the Planning Commission adopted a Sustainable Communities Project Exemption (SCPE) pursuant to California Environmental Quality Act (CEQA) Statues 21155 through 21155.4 because as a transit priority project, the proposed development implements Sustainable Communities Strategy objectives and meets all of the requirements of CEQA Section 21155.1, subdivisions (a) and (b) and one of the requirements of CCMC Section 21155.1 subdivision (c). The Density and Other Bonus Incentives is within the scope of the adopted SCPE and the circumstances under which the SCPE was prepared have not significantly changed, and no new significant information is found that affects the SCPE.  Therefore, no additional environmental analysis is required.
